Securing a desirable rental property in good condition, close to transport and facilities, as well as being reasonably priced, has always been difficult. For first time tenants, we offer a few suggestions that would make you stand out for all the right reasons. When attending an inspection, have an application pack ready to give the agent containing our application form, obtained in advance and fully completed. Include a comprehensive portfolio of information about yourself that shows you are serious about joining the rental market.

The portfolio should contain copies of a photo ID such as a driver's licence, student ID or passport. Other essentials are a copy of your Medicare card, references from employers, lecturers, sports coaches and others who know you well. Do not use close family as their references carry little weight. Copies of pay slips, bank accounts and phone accounts are also evidence that you have income and savings, and can pay regular bills.

We suggest treating the whole exercise like a job interview. Be a little early to show you are keen. Dress in business or neat casual wear and leave the board shorts and singlets at home. A day or so after the inspection, ring the agent to ask how the applications are progressing. By being polite but proactive, you are showing initiative.
