Securing a desirable rental property in good condition, close to transport and facilities, as well as being reasonably priced, has always been difficult. For people who have not entered the rental market before, it is especially hard because they lack references from previous rentals to prove that they would be good tenants. Not all is lost, however, as there are several things aspiring tenants can do to put them ahead of the pack.
Here at All Residential Real Estate we are fair and reasonable but at the same time, we have an obligation to protect the interests of our client, the property owner. Our excellent screening systems quickly identify those applicants who would be suitable to rent one of our properties. We have a number of suitable rentals, and first time tenants who present a good case for being offered a rental property are always considered.
Some Suggestions for Standing Out from the Pack
For first time tenants, we offer a few suggestions that would make you stand out for all the right reasons. When attending an inspection, have an application pack ready to give the agent containing our application form, obtained in advance and fully completed. Include a comprehensive portfolio of information about yourself that shows you are serious about joining the rental market.
The portfolio should contain copies of a photo ID such as a driver's licence, student ID or passport. Other essentials are a copy of your Medicare card, references from employers, lecturers, sports coaches and others who know you well. Do not use close family as their references carry little weight. Copies of pay slips, bank accounts and phone accounts are also evidence that you have income and savings, and can pay regular bills.
Would you Arrive in Yard Clothes for a Job Interview?
We suggest treating the whole exercise like a job interview. Be a little early to show you are keen. Dress in business or neat casual wear and leave the board shorts and singlets at home. A day or so after the inspection, ring the agent to ask how the applications are progressing. By being polite but proactive, you are showing initiative.
Our rental agents at All Residential Real Estate value a well thought out application with all necessary information already provided. To go the extra mile, offer to pay more rent in advance than is required by the tenancy agreement. In some states, agencies cannot ask for that, but prospective tenants can certainly offer it.
We believe everyone deserves a first chance, and we are the best agency to approach for people just starting out. All our information is available at www.realestatewollongongnsw.com.au.
